Possible exceptions may be made for a long-term tenant who is experiencing extreme circumstances. Not Knowing Your State's Landlord/Tenant Laws
Undesirable tenants are frequently extremely well-versed concerning applicable landlord/tenant laws in their jurisdiction, and some of them even make a practice of dragging out the eviction process as long as possible in order to get as much free rent out of the situation as they can. Not knowing the laws may cause you to make mistakes that will give them more time or even provide them with grounds to contest the eviction. For instance, the termination process has to be handled according to state regulations, and failing to do so can possibly invalidate the eviction.
